The days where we have to rely heavily on the words of the real estate agents, spend countless hours visiting available properties and sit in the “kopitiam” for some personal reviews of the interested properties are long gone. The internet world had absorb the need to scout around, only to be disappointed as the property viewed is nothing like the one we imagined as our perfect little home or the ideal business spot or even the profitable must-have investment.

Eyeing the void in this market, many opportunistic individuals set up property websites with two main goals in mind; enable property owners to enlist their properties without the help of agents or for agents to get their clients from a concentrated platform and for property seekers to search for their ideal property which suit their every wants and needs with a few clicks or swipes.

As more of such websites popped up, the property portals thrive to be more efficient, attractive and comprehensive to remain the number one go-to place for property seekers. What should one look for in property portals? Huge selection, refined search, accurate information, reliable contacts and the user-friendliness of the website.

If you are new to this, here are some of the top portals to begin your search. The website traffics are surveyed through www.similarweb.com

iProperty

With over 1 million total visits, this is definitely the most popular property portal in Malaysia with 90% of its traffic sources originated from Malaysia. It is not a shocker since the layout of the website is user-friendly even for those who are new to such websites. With over 500,000 listings in the website, the range of properties are diversified to cater to different needs.

For someone who knows what they are looking for, the specific search criteria, which includes sale or rent option, property type, location, price, size, number of bedrooms and bathrooms, land title type (residential, commercial, industrial and etc.), title type (individual and strata), the direction it faces for feng shui purposes, current occupancy, unit type, furnishing type, tenure type and even the facilities provided.

For those who are new to this, they can look for help from agents. iProperty is also the one-stop credible website that provides a long list of agents and condo specialists which details are included in the site to boost the confidence of their potential clients.

For those who wants to rely on themselves or just purely seeking knowledge regarding properties in order to make informed choices, there are ample amount of articles, news and the latest development in regards to properties.

Property Guru

Property Guru is iProperty’s biggest competitor with more than 900,000 total visits. The outlook of this portal is quite similar as iProperty, though in a different colour scheme. The advance search that it provides may not be as comprehensive as iProperty but it is adequate for a proper guide to one’s preferred property.

However, Property Guru still fails to dethrone iProperty in Malaysia though the Singapore portal proves to be doing much better than iProperty with total views of 2 million and ranked much higher than iProperty as a real estate website.

Mudah.my

Ranked 12 in Malaysia with a total visits of 12 million, Mudah.my proves to be a formidable opponent. However, it would not top the list as a property portal because it offers services beyond listing of properties.

The details provided in each property listed may not be adequate nor verified. The outlook of the website may give out vibes that made it unreliable since there are most are private sellers. Since there is a requirement of payment of fee to post an advertisement in the above two portals, there is a higher chance that the seller is more reliable as compared to those that post their property in Mudah.my for free. There is always much more commitment when it involves payment.

Star Classified

Last but not least, Star Classified offers around 400,000 listings with the lack of specific search function nor complete details on the property advertised. It only includes basic information that the seller or agents can provide with limited number of words. If interested, one must call up the advertiser using the contact number provided in the advertisement to know further. Lack of visual samples results in the customers looking for the properties in a much more traditional way-site visiting. The only perk that it provides is that some listings appear in both the printed newspaper as well as the website, appealing to those have yet to indulge into the technological wonders.

Conclusion

When it comes to online portals, the outlook, user-friendliness, comprehensive information and the content play huge roles into attracting viewers. When there are more visitors and content-contributors, it will continue to flourish and enhance to suit every individual needs and wants. Malaysia is a “gold mine” in properties transaction since it is a developing country with abundant land and opportunities. Therefore, when an opportunistic individual starts up a property portal, it will bound to be successful with enough commitment and fresh ideas.
